Parker Flats: Excavation Resumes

Parker Flats: Rate Lock
We locked in a rate for a loan that lasts eighteen months, so this thing needs to be done by the end of '07 or we're in trouble. 7% ouch, but it looks like interest rates are not coming down for awhile considering that even what we have is still near historical lows. If its up over 8 or 9% in two years we'll be looking smart. We also have the opportunity to drop it down if by some chance the rates drop.
There was another story in The Enquirer that claimed even though Cincinnati's population has dropped overall the CBD housing is strong and has doubled since '04. I'd like to think that another 55 to 110 people on west 4th will spur some new retail on the block, but even if it doesn't 4th street is going to be dense with residents.

Parker Flats: 4th Strret
Is 4th Street the best street downtown? Depends on your definition. I think it could be one of the most interesting, as it has the oldest and most ornate concentrations of building, althought Main Street could be lumped in there also. But in addition to the old historic buildings, most of the tallest buildings downtown are either on 4th or bordering it.

Parker Flats: Fountain Square
With not much to post on Parker Flats, I’ll move down the street. Fountain Square is starting to come together now. They have started reconstructing the base of the fountain and continue to pour foundation. At this rate I bet they’ll make their mid-September opening date. Government Square also looks to be about complete.

Parker Flats: Enquirer Story
It doesn’t look like anything has changed since last Thursday at the construction site. Did you see yesterdays Enquirer? They ran a short story about breaking ground on Parker Flats. The more exposure the better, if it gets one or more people looking into it or thinking about living downtown it’s all good. I’ve talked to some of the future residents and everyone is excited and in agreement that this is going to be an awesome place to live and entertain, of course if you are reading this, I’m probably preaching to the choir anyhow.
